Introduction

Are you thinking of painting your home?  Ready to add a pool? Making some exterior upgrades to your driveway, mailbox, etc?  You’ve come to the right place.  The information here tells Delasol homeowners about the projects that require approval by the community’s Architectural Review Committee (ARC) and provides useful steps to follow.

Commissioned by Delasol’s Declaration, Covenant and Bylaws, ARC’s purpose is to preserve the highest possible property values in our community by maintaining high quality standards for design and architecture, especially as it relates to exterior home and common area aesthetics.

Your Projects that Require ARC Approval

Exterior Painting

One of the quickest and easiest ways to modernize and brighten up your home is by painting the exterior!  Follow these easy steps:

Step 1:  Pick a Paint Color:
  1. Visit Sherwin William’s site now to explore approved, pre-selected color schemes for Delasol homes (be sure to scroll down for Schemes)
  2. Front doors must be one of the color theme’s colors OR any of the darker colors on the scheme’s paint strip.  You may also submit your request with a custom paint color for ARC’s review/approval.
Step 2:  Fill out and submit these (2) Approval Forms plus your paint contractor’s License and Certificate of Insurance:

Roofing

Many residents have begun replacing roofs on their homes, largely due to Hurricane Irma damage and end-of-life with original construction dates of circa-2005. Your new roof --- tiles, grout colors, etc. --- must be approved in its entirety.  Follow these easy steps:

Step 1: Select your new roof:

Secure a detailed image of your new roof (ie. from your roofer's catalog) or provide a tile sample(s) with your ARC Request.

Step 2: Fill out and submit the following ARC Request form, your tile example (see “2” above), and your roof contractor’s License and Certificate of Insurance:

Landscaping

Here’s a list of landscape projects that require ARC approval:

  • Berms & changing landscape footprints
  • Hedges (Colusia or other)
  • Installation of pavers (for example, walkways in your lawn or around the side of your home)
  • Trellises or arbors
  • Waterfalls or fountains

Fill out and submit the following ARC Request form, your landscape plan/diagram, and your roof contractor’s License and Certificate of Insurance:

Pool, Patio & Screened Cages

Here’s a list of the pool, screen enclosure and patio related activities that require ARC approval:

  • Installation of pavers on your pool deck
  • Patio / lanai awnings
  • Pool fencing (which is largely not allowed)
  • Pool modification (excluding resurfacing)
  • Pools with screen cage installation
  • Screen cage enclosure (including front door/front entry)
  • Solar panels (regardless of whether or not they are used to power your pool heater)

Fill out and submit the following ARC Request form, your project’s plan/diagram, and your contractor’s License and Certificate of Insurance:

Mailboxes

The mailboxes have a single, universally used marble design for all homes.  Our mailbox service provider who can replace and repair your mailbox in the event of damage or age is:

Other Exterior Construction & Updates

There are many other exterior construction replacements, upgrades and updates you may desire to make to your home.  The following are the types of exterior changes you are required to submit an ARC Request for:

  • Windows and/or hurricane shutters
  • Installation of pavers
  • Solar panels
  • Construction, concrete or stucco work, including an addition to your home
  • Downspout and drainage projects
  • Driveway modifications of any kind, such as but not limited to sealing, staining, painting or replacing pavers.
  • Garage and garage door upgrades, including painting garage doors
  • Generators and propane tank updates and new installations

Your Projects that DO NOT Require ARC Approval

The following updates to your home are DO NOT REQUIRE approval through an ARC request:

  • Coach lights replacements must have be the same size, wall footprint and placement as the original lights
  • Landscape lighting
  • Holiday decorations
  • Interior construction projects
  • Landscaping projects that don't change footprint or involve hedges or berms
  • Pool heaters (addition or replacement)
  • Pool resurfacing
  • Tile on your lanai, or pool deck resurfacing

*Notify Anchor Associates, Inc. whenever your project requires a dumpster &/or non-Delasol residents working.

Outdoor Sport Equipment

Basketball hoops & similar sport equipment, like soccer goals must be portable and brought inside or to the backyard at night.

Trampolines are permitted in the backyard only.

THE DELASOL ARC MISSION

The Delasol ARC seeks to preserve our community's existing areas of natural beauty, and to assure that architectural changes and modifications are in good taste and exhibiting good design. We therefore aim to prevent architectural changes which are not of acceptable exterior design or appearance, are of inferior quality, and/or are likely to have a depreciating effect on the surrounding homes. Importantly, we strive to ensure all property updates and upgrades are harmonious with the surrounding Delasol development and, in general, contribute to the preservation of Delasol's reputation as a community of exceptional homes located in a place of beauty, spaciousness, and quality.
